Nicholas Evans qualifies as a mediator

Nicholas Evans FRICS, a director of EHB Commercial has recently qualified as a mediator after a course jointly run by RICS and Mediation and Training Alternatives (MATA).

Mediation is becoming increasingly important in dispute resolution and parties are now routinely required to explore the process before contractual and other disputes are allowed to be heard in Court. The essence of mediation is to allow the parties involved in a dispute to explore alternative solutions in a non-confrontational and non judgemental forum where everything that is said is both confidential and without prejudice. This enables the parties to therefore try and find a faster and ultimately much cheaper conclusion to a dispute rather than going to Court where the costs, and also the final “winner takes all” result can be a major disincentive.

“Having completed the course I am planning on undertaking some pro bono work for a local charity which offers mediation services to the local community, mainly dealing with neighbour disputes. At the same time however the intention is to act as a mediator in all areas of commercial dispute.

Whilst I have practiced as a chartered surveyor for the past 25 years the qualification I now have as a mediator is not specifically restricted to property disputes. I like to think that I have some expertise to offer on property related issues but the whole point of acting as a mediator is to be entirely neutral and non judgemental and to assist the parties involved in a dispute find their own solutions. An entirely objective perspective associated with the mediation skills that I have learned is therefore much more helpful than specific knowledge of any one sector or industry.

Mediation is becoming very much the norm in dispute resolution and it is a very interesting and exciting opportunity for me to be able to offer this service.”

Scott Blake getting his head around heights!

Director of ehB Commercial Scott Blake and his wife Chui-Ling have decided to throw themselves off the eleventh highest building in London, Guys Hospital Tower, the tallest hospital building in the world ! Why?.....

All in the name of a great charity, The Jennifer Trust for Spinal Muscular Atrophy. During a recent trip to London with his two sons, Scott announced that on Saturday the 28th May, he and their mother would be seeing the impressive sites of London from about 469 ft up, whilst abseiling down the tower to raise funds for this very worthy charity.

Scott and Chui-Ling are looking to raise sponsorship/donations for The Jennifer Trust for Spinal Muscular Atrophy (SMA). This is an inherited neuromuscular disease that affects nerve cells in the spinal cord. Type 1 SMA is the most severe and is usually fatal within two years of birth. The Trust is a national charity with 25 years of experience providing information, support and advice to families and individuals affected by SMA. They also promote essential research, treatments and aim to find a cure for the disease.

Scott and Chui-Ling hope to raise a minimum of £1,000 for The Jennifer Trust and are now over half way towards this target. Further news and information can be viewed on the web link :- www.justgiving.com/Scott-Blake

Castel Froma

Castel Froma has now been granted planning consent for the construction of a new 78 bedroom residential nursing on what was the southern half of the former North Leamington School site. EHB Commercial acted on behalf of Castel Froma in negotiating the complicated acquisition of the site, which has been held under a conditional contract pending planning consent for the new home.

EHB Commercial acted on behalf of Castel Froma in negotiating the complicated acquisition of the site, which has been held under a conditional contract pending planning consent for the new home.

The North Leamington school site was placed in the open market and sold conditionally by way of an informal tender, ehB Commercial represented Castel Froma in securing the site against stiff competition from principally residential developers. On the 25th February 2011, planning permission was granted by Warwick District Council for the development of a new 78 bedroom residential nursing home, which additionally provides a specialised day care centre for people with neurological disability. The development comprises bedrooms with a mixture of long stay, short stay and rest bite rooms. In addition, support accommodation for residents and staff is provided along with facilities to include hydrotherapy, physiotherapy and occupational therapy for residents.

The granting of planning consent heralds the final phase of the site acquisition and the prospect of a relocation from Castel Froma's current site on Lillington Road to what will be their new "State of the art" home accessed off Cloister Way, Leamington Spa.

ehB Commercial have now Let or Sold 14 retail instructions over the summer and Autumn with further units under off, further instructions are needed in this sector of the market that remains strong and active.


Tournament Court, Warwick

EHB Commercial has recently acted for the purchaser of the final two remaining office buildings at Tournament Court in Warwick for long standing clients ph Impetus.  The adjoining units totalled approximately 8,600 sq.ft and the negotiated price showed a significant discount on historic values, reflecting current market conditions.  EHB Commercial then negotiated the temporary removal of the units from any rates liability whilst they are being refurbished prior to occupation in the New Year.

 

Force Protection Europe

EHB Commercial has been retained to identify and negotiate the acquisition of two substantial warehouse buildings for local company Force Protection Europe Ltd.  FPE Ltd have recently won an MOD contract to supply the Army with armoured personnel carriers for, in particular, the war in Afghanistan, and are seeking 135,000 sq.ft of warehousing close to Coventry for occupation in the early New Year.  Thereafter we will be seeking a further warehouse of, again, circa 135,000 sq.ft plus offices for around 150 people.
